Are You a Mobile Home Inspector?

“Mobile” homes, or more accurately “manufactured” homes, are regulated by The Office of Manufactured Housing, a part of the Department of Housing and Urban Development. Standards and regulations for mobile homes are dictated by the National Manufactured Housing Construction and Safety Standards Act of 1974, which allows HUD to establish national standards for manufactured homes to “assure quality, durability, safety, and affordability”.

What this means that all mobile homes are manufactured to their own independent standards, not the International Residential Code like most homes. Mobile homes also all have a little sticker, either under the sink or in a closet that tells the buyer what climate the home is built for, the manufacturer and model, etc.

All home inspectors at Ensure Home Inspections are qualified and familiar with the standards to inspect mobile/manufactured homes. We still apply the same minimum set of standards that we use for regular homes, with additional attention paid to the exterior of the home to ensure everything is weather tight. We also check the HUD label to ensure that the home is built to withstand the San Antonio summers.

Important to note that most mobile home inspections are subject to additional charge, as their pier and beam foundations often require upwards of an extra hour to inspect.
