New Braunfels holds a special place in my heart as an area where my parents live and I personally have spent a lot of time. Locals know New Braunfels as a bit of a “summer” town where the population baloons wildy as soon as it gets warm enough to go tubing down the Comal river and Guadalupe river. The real “River-City” in my opinion! Of course it is also known for its heavy German-theme, with a sizable portion of the population being the decendants of German settlers. Although a bit hectic in the summer time, the rest of the year I find New Braunfels to be the most peaceful area in the region. Everyone just seems so laid back here!

New Braunfels is also exploding in population – it is one of the fastest-growing cities in Texas with a population of over 90,000 now, which is wild when you consider it was around 36,000 in 2000. Home values are appreciating at a rediculous pace; my folks home that was purchased in Spring 2017 for $240,000 appraised for over $360,000 as of early 2022. This population explosion is straining the local real estate supply and you can see this in the prices. The median home price in New Braunfels is currently $395,000 with at an average of over $200 a square foot! Builders are trying but they just can’t keep up with the demand, turning acres of farmland into subdivisions at a rapid pace.

Because of New Braunfels geography, we see a stark difference in the homes built. On the west side of New Braunfels, such as near highway 46 and on the Guadalupe county side of things, we see that large tracts of farmland are being turned into developments and this is the fastest growing area of the city.
