Do I Need To Be Present For a Home Inspection?

The short answer is no, you don’t need to be present for the home inspection. We will send you a copy of our pre-inspection agreement for you to sign digitally, and we will also send you a Square invoice that you can pay with a credit card without ever leaving the couch. We’ll email you the report before midnight on the day of the inspection (in most cases), and we’re happy to forward a copy of the report to your realtor if provided with their email.

The slightly longer answer is: no, you don’t have to be there, but we would love it if you show up at the very end so that you can meet your home inspector and go over the deficiencies found with the house in person via report walk-through.

We understand that not everyone can make it: we get hired be people out of state looking to buy a house remotely in the San Antonio and New Braunfels area, often represented by their realtor. For those people don’t sweat it.

It Is a Good Idea to Show Up at the End Though!

If you can make it to the inspection, try to. There is nothing better for a client than getting a physical, hands-on walk-through of the property where we can show you what we identified as problems, explain why its a problem, and explain how we could see it being fixed and if its a major concern or not. We don’t charge extra for the time it takes to do this; its part of the service, and what we feel sets us apart as inspectors from the “here’s your report, later!” inspectors. Of course you could ask us questions about any concerns you have regarding the home at a later time, but its so much easier to communicate in person.

We always recommend that the home-buyer show up near the end of the inspection so that we can personally walk you through our findings, but if you can’t make it, don’t worry about it!
