15 Problems San Antonio Home Inspectors Face in 2023

 

Home inspectors in San Antonio, Texas frequently encounter various challenges and difficulties during their inspections:

 

  1. Extreme Weather: San Antonio can experience very hot and humid summers, making it uncomfortable to conduct outdoor inspections. Inspectors must take precautions to stay hydrated and safe in extreme weather conditions. The extreme heat defintely took its toll on us in Summer of 2023.
  2. Foundation Issues: The soil in Texas, including San Antonio, can be highly expansive, leading to foundation problems such as settling, shifting, or cracks. Identifying these issues requires experience and expertise. Depending on where the home is located, this expansive soil can cause considerable problems for a home.
  3. Pest Infestations: Termites and other pests are common in Texas. Detecting and assessing the extent of pest infestations can be challenging, and it’s crucial to identify these issues to prevent costly damage. The more rural the property, the more likely it is to have been attacked by termites, carpenter ants and other wood-destroying insects.
  4. Older Homes: San Antonio has many historic neighborhoods with older homes. Inspecting older properties can be challenging due to outdated construction methods and materials, as well as potential code compliance issues. I find that the closer a home is to the city center, the more likely it is to be older and thus have inherent problems, like aluminum wiring and crawlspaces.
  5. Grading and drainage: Keep in mind that inspectors check for proper grading and drainage, but we aren’t checking for homes in flood zones.
  6. Roof Damage: The hot Texas sun can be hard on roofs, leading to premature deterioration. Inspectors need to check for signs of roof damage, such as shingle wear or leaks. Hail storms seem like yearly affairs these days, and it’s not common to find a roof that has been ravaged by hail.
  7. HVAC Systems: Ensuring that air conditioning and heating systems are functioning correctly is crucial in San Antonio due to the extreme temperatures. Inspectors must be knowledgeable about HVAC systems and their maintenance. Cooling systems are major appliances and can cost $10,000 or more to replace.
  8. Swimming Pools: Many homes in San Antonio have swimming pools. Inspecting pools for safety and proper maintenance can be a specialized challenge for home inspectors. Thankfully, local home inspector Kyle Scott is more than qualified to do so.
  9. Electrical Wiring: Older homes may have outdated or unsafe electrical systems. Inspectors need to be skilled in assessing the electrical wiring to ensure it meets modern safety standards. They need to do this without zapping themselves!
  10. Local Building Codes: Staying up-to-date with local building codes and regulations is crucial. Different cities and counties have different requirements and may have different rules to follow.
  11. Communication with Clients: Effectively communicating findings to clients is a challenge for inspectors. Clients may have differing levels of understanding and expectations, so inspectors need good communication skills to explain issues clearly. Making sure the client understands what they are getting themselves into is of utmost importance.
  12. Safety Hazards: Identifying safety hazards, such as faulty wiring or mold growth, is a primary responsibility of home inspectors. This requires thorough inspections and the ability to recognize potential dangers. Wild animals in crawlspaces are another. Some neighborhoods are just plain dangerous!
  13. Access Issues: Some areas of a home, such as crawl spaces or attics, may be difficult to access. Inspectors must find ways to safely and effectively inspect these areas. Some of these places are completely inaccessible and this has to be documented.
  14. Time Constraints: Home inspections often need to be completed within a specific timeframe. Balancing a thorough inspection with time constraints can be challenging. Occupied homes come with extra challenges, as the home owners typically want you out of their house as soon as possible!
  15. Documentation and Reporting: Accurate and detailed reporting is crucial for clients. Home inspectors need strong documentation skills to provide comprehensive reports with photographs and descriptions of issues. This takes time and most importantly, focus. After a long day inspecting, it is important for the inspector to focus on writing a quality home inspection report.
  16. Crawlspaces: Let me just say that I dislike inspecting crawlspaces and charge a hefty sum to do so. Crawlspaces are dirty, often filled with insects / spiders, and may have other dangers not easily identified such as snakes or wild animals living in them.

Dealing with these challenges requires a combination of experience, knowledge, and a commitment to providing thorough and accurate inspections to help clients make informed decisions about their real estate investments.
