Depending on the experience level of the buyer and how “hands-on” they want to be, it is usually the home-buyer themself that sets up the home inspection in San Antonio.
After signing all the necessary documents and entering your contract period for your potential new home, you should start searching for inspectors as soon as possible. While your realtor may have a curated list of home inspectors they’ve worked with before, we always recommend that you also call a few home inspectors that a friend or relative has used as well. If they don’t have any recommendations, call a few up from a google search.
After reading our article on what questions to ask your home inspector before hiring them, get solid prices from them and make a decision. Unless you really feel confident about somebody from your phone conversation with them, we recommend you hire whoever is available the soonest (of the home inspectors that you liked of course). Time is a factor here as most option periods are 7-10 days, with some option periods even less. You need the inspection performed immediately so that your realtor can make a punch list for negotiating with the seller and also mull over how you want to proceed with the home.
Once you’ve arranged for a date and time, your home inspector will send over a per-inspection agreement for you to endorse. Most home inspectors will absolutely not perform an inspection until this document is signed, so be on the lookout for it and check your spam folder if you’re not meeting them at the site of the inspection to sign it in person.
In some cases, we do deal with the home-buyer’s realtor when scheduling the inspection. This is typically the case for home-buyers who are out of state or unavailable due to their work or life schedule. If this is the case, your realtor should be equipped and experienced enough to handle the situation and make sure all necessary scheduling and documentation is forwarded and signed.
